Owners of 74 lots/units comprise the Suncrest Homeowners Association with a board of directors elected by the owners at the annual meeting each summer. The Suncrest Homeowners Association maintains a clubhouse, including a basic kitchen, bathrooms, and pool table. The most popular aspect to Suncrest is the 125’ of beach on Whitefish Lake which includes picnic tables, beach pavilion with BBQs, bathrooms, canoe rack, buoy, dock and area for young swimmers.
The Suncrest subdivision is within the City of Whitefish and receives all municipal services such as police, fire/ambulance, and utilities. The Association maintains the four streets, which remain private. Underground telephone and cable television, along with high speed Internet services are available, as well as natural gas to some homes.

short term rentals
city of Whitefish short-term rental STANDARDS:
The residence needs to conform to the zoning and other applicable regulations, such as the building and fire codes.
No food or beverages shall be for sale with the rental of the unit.
The city prohibits “loud or unusual noises” from 10:00PM to 7:00AM daily.
Units rented shall not exceed the allowable dwelling unit density of the underlying zoning district.
Parking standards need to be met.
A local contact name and number posted on an emergency contact notice visible outside the front door.
Building shall be kept in a well-maintained fashion and trash service shall continue to be provided.
No exterior signage advertising the property shall be permitted.
A business license must be acquired.
Violation of these standards or disturbing the peace related to this property may result in suspension and possible revocation of the business license and short-term rental permit, as well as possible enforcement action.

CITY OF WHITEFISH SHORT TERM RENTAL APPLICATION FORM AND CHECKLIST
HOA Rules for Renters in Suncrest:
City Mandated Quiet Hours: Suncrest is a very quiet residential neighborhood, so please enjoy it peacefully. A Whitefish City ordinance prohibits loud noises before 7 am and after 10 pm.
No Street Parking/Driveway Parking Only: Please park your vehicle(s) and those of visitors on the driveway of your nightly rental. There is absolutely no parking on the shoulder of the neighborhood roads, including the cul de sacs. The shoulders are common areas and are maintained by the HOA. Parking on grass in the summer raises a fire risk and, in the winter, impedes snowplows. All other times, parking is not permitted in order to keep the roads clear for emergency vehicles and residents.
Parking of boats/trailers, RVs, etc.: Such parking is restricted; any such vehicles must be adequately screened from public view and requires the written approval of the HOA Board of Directors. Please contact the owner/manager for commercial parking options in the area.
No Fireworks: Fireworks are not permitted at any time, including 4th of July.
Honor Open Fire Bans: The use of fire pits and other open flames may be prohibited during fire season. Please check mtfireinfo.org for current fire restrictions.
Dogs: When walking about the neighborhood and the city generally, dogs must be on leash. Please clean up after your pet.
No Trespassing on Private Property: Driveways are private property and walking up them or around a resident’s home is trespassing.
Neighborhood Facilities are for Residents Only: The clubhouse, beach and parking lot are private facilities for use by owners and their guests only. Nightly renters or any renter under 30 days are not allowed use of these facilities. If you are a long-term renter (over 30 days), please ensure that the owner has communicated with the HOA to delegate their authority for you to access the Beach or Clubhouse.
Do Not leave Garbage Cans Out: By city ordinance and to prevent problems with bears, garbage containers may be rolled out no earlier than 4:00am on pick-up day (normally Thursday) and removed by 7:00pm the same day. Violators will be ticketed by the city. Trash receptacles that are not bear proof must be kept in the garage or other enclosed area.The clubhouse, beach and parking lot are private facilities for use by owners and their guests only. Nightly renters are not allowed use of these facilities.

As the busy summer approaches, the HOA Board would like to welcome returning homeowners and give everyone a quick update on recent projects, ongoing efforts and friendly reminders.
Maintenance Projects
Thanks to the efforts of John and Diane Gibson, various projects maintaining the HOA’s assets have either been completed or are in the process:
· The clubhouse has been stained and the deck has been replaced;
· The water heater in the clubhouse has been replaced;
· The pavilion down at the beach was stained and shingles were replaced;
· The bathroom building’s shingles were replaced;
· The outside trim on the bathrooms was repaired and stained;
· The leaky faucet in the bathroom was fixed.
Our Volunteer Painter, Bruce Aronson, has repainted all the fire hydrants. We coordinated with the Fire Chief in Whitefish who requested they be painted red with the top piece being orange, which indicates our flow rate. Bruce donated his time and effort, and the association covered the cost of materials.
Maintaining Speed Control
In addition to driving, our neighborhood roads are used by residents for dog walking, exercise and checking their mailboxes. There are no sidewalks and lots of pleasant turns and hills that create a great walking experience but can also create blind spots for motorists. Please, please slow down as you drive through our neighborhoods. Speeding is probably the number one complaint that the board receives from residents. The speed limit is 15 mph on all Suncrest Roads. An extra minute or two saved by speeding is never worth the risk of causing an accident.
The Beach Property
The beach property is arguably the most valuable asset of the Suncrest HOA. To ensure a great experience for everyone, please familiarize yourself with the “Beach Rules” and “Beach Parking and Storage” sections on the https://suncresthomeowners.com/information website.
· The bathrooms down at the beach have water and the docks have been installed.
· The racks have been tightened and are ready for use. Please put kayaks and canoes on the wooden racks and put stand up paddleboards on the metal racks. We recommend locking your equipment.
· Each kayak, canoe and paddleboard need to have an orange Suncrest numbered sticker. If your sticker has fallen off, please submit the form: https://static1.squarespace.com/static/597e769fd2b8570b18d31e7b/t/633a2b31e0b2951ae91c4184/1664756529912/Suncrest_sticker_form_10-2022.pdf to Nina Heller at beachsuncresthoa@gmail.com for a new one.
· Also, all watercraft needs a Whitefish sticker. The old stickers lasted from 2020-2024. Please use the link from the City of Whitefish to apply for your new sticker. https://www.cityofwhitefish.org/174/Aquatic-Invasive-Species-Self-Certificat.
· As mentioned on our Suncrest HOA website “Prime Time” begins May 1st and runs through September 30th.
· All boat and trailers must have an orange Suncrest numbered sticker. Please submit the form: https://static1.squarespace.com/static/597e769fd2b8570b18d31e7b/t/633a2b31e0b2951ae91c4184/1664756529912/Suncrest_sticker_form_10-2022.pdf to Nina Heller at beachsuncresthoa@gmail.com for a new one. Also include your title of ownership and insurance at that time.
· If you are interested in reserving the boat mooring or the Pavilion, please email suncresthomeownesrsassoc@gmail.com.
· New lounge chairs will be available by mid-June. Please feel free to bring your own before then.
Fire Mitigation
Is there deadfall on your property that might contribute to increased fire hazard? The risk of fires in residential areas has increased dramatically, nearly doubling since 1990. Please take time to clean up excessive deadfall on your property. This includes any undeveloped lots which tend to have the most fallen branches and bushes. Clearing dead trees and brush helps protect the entire community.
As a reminder, no trees are to be cut down without approval of the Architectural Compliance Committee. If there are dead trees on your property that need to be removed, please reach out to the ACC (Architectural Compliance Committee) for approval prior to removal. You can do this by emailing suncresthomeownersassoc@gmail.com, The HOA has continued to work on removing dead trees that are on HOA common property.
No Roadside Parking
Remember that there is no parking allowed on or alongside Suncrest's roads; and that applies to homeowners, renters, guests, contractors, and cleaning people. The rule of no roadside parking is necessary for safety reasons:
· The width of our roads is not wide enough for emergency vehicles to pass if cars are parked along the road.
· Fire hydrants are located along the road in the culverts. Parking along the road can block the hydrants.
· Parking cars over dry vegetation is a fire hazard.
Nominations
We want your participation! The board of directors consists of six Suncrest homeowners. The Board meets 3-4 times a year and conducts an Annual General Meeting (AGM) each summer for all residents. This year the AGM is on Saturday, August 2nd at 9:00. There are two director positions that expire at this year’s AGM. If you have an interest or wish to nominate someone, please email suncresthomeowernsassoc@gmail.com. If not as a director, you might be interested in participating in one of the several committees that support the HOA such as the beach committee; short term rental committee; forest management committee; or Architectural Review Committee.
