Suncrest Fall 2023 Update from HOA Board
Governance
As determined at the August 5 AGM, Kristie Hepburn and Nina Heller will fill the two board roles vacated on that date. They will join John Gibson, Julie Rhodes Sanderude, Barbara Thompson, and Bruce Scott on the Suncrest HOA board.
At the August 28 board meeting, Barbara Thompson was elected Secretary, John Gibson was re-elected Treasurer, Nina Heller was re-elected Vice President and Bruce Scott was re-elected President.
Annual HOA Fees
At the August 5 AGM, homeowners approved the motion to increase the annual HOA fees to $1,700. Homeowners are reminded that the fees are due November 30, 2023.
Beach Property
Homeowners are to remove their kayaks, canoes, paddle boards, etc. from the beach storage racks by Sunday, October 15. The racks will be available for use again at the beginning of May.
Off-season beach parking lot rules go into effect on Sunday, October 1. From that day until April 30, only boats on boat trailers, non-motorized campers with a maximum length of 30 feet, and utility trailers can be stored in the beach parking lot. Please ensure that items stored in the lot have a valid Suncrest sticker.
The irrigation system and beach bathrooms will be winterized on September 28 and 29 and the dock will be moved out of the lake during the week of October 2.
Architectural Controls
Homeowners are required to communicate with Suncrest's Architectural Control Committee when they are planning projects on their lots. The ACC has to review and approve plans for projects that impact:
Exterior of the main dwelling, including the addition/expansion of attached rooms and decks/patios
Fundamental use of the property, such as the development of an Accessory Dwelling Unit
Landscaping, trees and other vegetation, including the removal of trees
Surface and subsurface water drainage pattern
Roads
The work of LHC and Pavement Maintenance Services on Suncrest's roads is now complete. The board wishes to thank all homeowners and renters for their cooperation and patience during that disruptive work. Unless something unexpected happens, the next road work will be five years from now.
No parking signage has been installed at the beginning of Suncrest Drive and Ridge Crest Drive as a reminder for homeowners, renters, visitors and vendors. You will soon see the implementation of notices placed on vehicles parked on or alongside the roads.
Homeowners are reminded to not exceed the 15 mph speed limit on Suncrest's roads. Please remind renters, contractors, etc. to keep their speed down. Far too many vehicles have been observed significantly exceeding the speed limit.
At the August 28 board meeting, the board unanimously approved the renewal of the contract with Flathead Snow Removal. The criteria to be followed by the contractor has been adjusted based on last winter's experience, such as plowing roads as wide as possible and decreasing the trigger point to 1 inch.
